Rental Terms

These are the principal terms for a stay at Golden Palms. A reservation is confirmed only after the required payment is received and the rental agreement is accepted. The signed rental agreement and confirmed quote control if they differ from this summary.
Payment
A nonrefundable deposit equal to 50% of the booking total is due when the reservation is made. The remaining balance is due 60 days before arrival and is also nonrefundable. Reservations made within 60 days of arrival require full, nonrefundable payment at booking.
Cancellations
All reservation payments are nonrefundable. We strongly recommend that guests purchase travel insurance appropriate for their circumstances. Date changes, credits, or exceptions are not guaranteed and must be agreed to in writing.
Security deposit
A refundable security deposit equal to 25% of the booking total is required. After checkout, the property will be inspected and the deposit will be returned less any permitted deductions for damage, missing items, extraordinary cleaning, rule violations, unpaid charges, or other amounts due under the rental agreement.
Occupancy and eligibility
Maximum occupancy is 10 guests. The primary renter must be at least 21 years old, must provide accurate reservation information, and must be present during the stay unless otherwise agreed in writing.
House rules
Check-in is at 3:00 p.m. and checkout is at 11:00 a.m. Pets, smoking, parties, and events are not permitted. Evidence of pets or smoking at the property will result in a $250 fee. Guests are responsible for their party and must respect the property, neighbors, parking instructions, quiet hours, and all applicable laws.
Pool heat and amenities
Pool heat may be requested for $50 per night and is subject to availability, weather, equipment performance, and the confirmed reservation terms. Temporary interruption of an amenity does not automatically entitle a guest to a refund.
Property use
The garage is not included with the rental. Electronic access credentials are for registered guests only and may not be shared. Guests must promptly report damage, safety concerns, or maintenance issues.
